WHY WORK WITH A BUYER SPECIALIST? A buyer specialists has one job: to find you a home and represent your best interests during the process.
Isn't the agent who shows my homes representing me? Not necessarily. Unless you have signed a buyer agency agreement, the agent showing you homes may not represent you. In fact, that agent may legally be considered a sub-agent of the seller's agent. This can leave you standing alone...less well represented than you deserve to be.
A buyer agency agreement simply states that your agent will represent your best interests, hold what you say in confidence, and is committed to helping you find the perfect property. In return, you agree to work exclusively with your agent throughout the purchase of your new property.
Benefits of a Buyer Agency Agreement: - You will have a personal representative who, by law, must represent your interests to the best of her ability.
- You will receive an entire team of real estate professionals devoted to protecting your needs and helping you make one of the most important investment decisions of your life.
- We will represent you, whether you choose a new property, a pre-owned property, or a property offered directly by the owner.
- All of our services are offered at
no cost to you. In most cases, our fee is paid by the seller. Call me for a copy of my Buyer Agency contract for special conditions.
The Erickson Team has several well trained agents. You may have met one already. If not, we’ll introduce you. Call us today at 888-678-3949.
Disclosure Laws >Read the Fine Print
Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.
Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.
Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.
