Last week a local lender quoted 2.65% on a 30 year fixed rate loan and just yesterday, that same lender increased the rate this week to 3.875%. That 1.225% just cost a potential buyer 32% more on a $200,000 loan! (The first year's interest on a $200,000 fixed rate loan at 2.65% over 30 years is $5,246.42…at the increased rate of 3.875%, the interest paid the first year is increased to $7,696.50).

Even with the 1.225% rate increase, home loan interest rates are great! If we compare the current rate of 3.875% to 6.5% (the historic average is around 7% or 8%), you’re saving 42% in annual interest payments!
