Door County Median Home Price Up in October

According to the Door County Board of REALTORS, Door County median home price for the month of October increased 40% from $150,000 in  October 2012 to $210,000 in October 2013.  The volume of sales through the month of October decreased 15.7% from 51 sales in 2012 to 43 in 2013.

Overall, based on the quarterly Door County real estate market statistics, Door County’s real estate market has been running neck to neck with 2012’s market.  A notable increase is the number of waterfront homes in Northern Door (properties in Sevastopol, Egg Harbor, Fish Creek, Baileys Harbor, Ephraim, Sister Bay, Ellison Bay and Gills Rock) up by 17 sales through the third quarter of 2013.  For details, see my Door County Real Estate Market Report

Tougher Lender Rules Around the Corner!

Be prepared...tougher lender rules are around the corner!

In my November issue of Door County Community and Real Estate Newsletter I wrote about new lending requirements that will make it more difficult for some to qualify for home loans.  The new rules will impact the self-employed the most with deeper and tougher income analysis.  In addition, lower debt to income ratios will be required to qualify for a home loan.  The new law protects the consumer by allowing the borrower the ability to sue the bank for making a loan to the borrower that he/she did not qualify for that lead to his/her default.

 

Is the Real Estate Market Improving?

I recently read Lawrence Yun’s (Chief Economist for the National Association of REALTORS) column and immediately identified with his summary of the economy, because he spoke just like I thought.  He titled his article “Good Economy or Bad? Yes”.

Yun says the consumer confidence index, for a good economy, should be at 100, and currently is at 80.  While unemployment has improved significantly, Yun states that we terminated 8,000,000 jobs during this downturn period.  The employment rate remains the same at a low of 59%.

I tell buyers and sellers that Door County's real estate market is better, and I make that statement cautiously.  I say while the market is improved, we have not seen leap and bound improvement in the market.  The current Door County real estate trend report indicates Door County's real estate market in 2013 should be very similar to 2012 in Sales and Listings SOLD.

Yun says home owners have a median net worth of almost $200,000, while renters only have a net worth of $4,000.   He doesn’t make any predictions for 2014, and tells us that we will have to wait and see.  Yun ends his article by calling these times “the strangest of times”.  It seems like, we giveth, and then we taketh away.

What a difference a day makes!!  The Door County real estate market has picked up and as the 2013 summer progresses, business has improved substantially.

Door County's real estate market statistics are positive.  The market is recovering, while we may never return to the glory days of 2005-2007, over all, the market looks favorable!  SEE THE COMPLETE DOOR COUNTY REAL ESTATE MARKET REPORT HERE!

REAL ESTATE MARKET HAS TURNED THE CORNER!

google map to real pro systemsTHE REAL ESTATE MARKET HAS TURNED THE CORNER!  According to the National Association of REALTORS chief economist Lawrence Yun, “existing-home sales, new-home sales and housing starts are all recording notable gains (in 2012) in contrast with suppressed activity in the previous four years, and all the major home price measures are showing sustained increases.”

In Door County, we experienced a busier 2012 real estate market than previous years as well.  The number of residential inland home sales in Northern Door County was up 27% over 2011.  We also experienced a large gain in the number of inland lot sales in Northern Door County (up 36%) and commercial sales were up a whopping 59%!

The trend this year is less available properties for sale.  This will keep real estate prices from sliding.  Good news all around!

New Property Owners Subject to Deed Scam

google map to real pro systemsThe real estate market, it seems, is not immune to scams.  According to the Wisconsin REALTORS Association, new property owners are subject to a new deed scam.  In this scam, the new property owner receives an official looking letter in the mail.  This letter appears to be credible as it has the property owner's name, property address, legal description and other public information contained within it.  If further describes types of real estate conveyances and transfer of services.  The letter recommends that a new home owner obtain a copy of the recorded deed...and for $84.00 the scam company will send a copy of the recorded deed.

A new property owner does not need to respond this type of correspondence.  In the Door County real estate market, our transactions are typically closed by a title company.  After the closing of the real estate transaction, the title company delivers the deed to the Door County Register of Deeds and has the deed recorded.  After the deed is recorded, the document is typically returned to the title company, who in return sends the deed to the new property owner along with the property owner's title insurance policy.

If for some reason another copy of the deed is needed, the property owner can obtain a copy by contacting the REALTOR, title company, or the the Door County register of deeds directly.  There may be a small fee for a copy of the deed, but it will be much less than the $84.00 requested in the recent scam.
