 28 years ago when I wrote my first Offer to Purchase, the contract was 3 pages.  Oh, those were the days!   Today, a SIMPLE Residential Offer to Purchase is 14 pages.  It can be a paperwork nightmare, but I think we are really good at simplifying the process by reviewing the documents with the Buyer and Seller.

An Offer to Purchase tells a story.  Each page is critical and should be written to insure a “happy ending” at the closing table.  With the cooperation of the Door County REALTORS, the Wisconsin REALTOR Association attorneys created a unique form for Door County real estate transactions called the Door County Addendum A.  The Door County Addendum A addresses wells, private waste disposal systems, water tests, surveys, etc.  The best part of this document is that it addresses the “what if’s”.  That is, what if the waste disposal system is failing or needs repairs?  What if the water tests indicate high lead?  The Door County Addendum A is written to provide cures to these and other problems and issues.  These cures are deemed fair by both Buyers and Sellers and the lenders like how the cures allow the transactions to close.  For more details on this Door County Addendum A, watch my series of “Coffee with Connie” blogs.  In three minutes or less, I go over each section of the Door County Addendum A.

Due to the nature of Door County’s real estate market being second and vacation homes, most of the Offer to Purchases I write are signed by parties outside of Door County.  28 years ago the fax machine was just coming into vogue, I remember it like it was yesterday.  Back then, I thought , “this is really unbelievable…sending pages over the phone line!!”  Now we use email.  Email makes delivery easy, but one needed to print out the 14+ pages, sign, scan, and email back.  To makes things easier and run soother, I’ve now incorporated “docusign” into my system.  Docusign is environment friendly, as there is no need to print the pages.  All is digitally signed…a real time saver.  And it keeps the pages organized for all parties.

So, we find we have the instruments to make the business easier, solution oriented, and time saving. I can’t wait to see what is next!  Ending with the enthusiasm I continue to have for this crazy business, and see you next month.
