ATTENTION:

...To my Buyers who bought Lakefront

...To my Sellers are selling or thinking about selling Lakefront

...Lakefront/Shorefront Owners who are thinking about adding on or improving their properties

...Those who have purchased on the Lake, and believe they are somewhat prohibited by the Zoning rules

Some of you may recall, back in April 2012 I informed you the Wisconsin Legislature changed how State law regulates non-conforming structures and substandard lots in shoreland areas.  This new law, Act 170, will probably be effective sometime in 2015.  There are several…and I mean, SEVERAL changes in the works for the future.  READ CHANGES HERE…..

Technologies for Home Energy Efficiency

TECHNOLOGIES FOR HOME ENERGY EFFICIENCY

The National Association of Home Builders suggest the following to shave $200 to $400 off energy bills:

AUTOMATED HVAC SYSTEMS.  According to Energy Star, programmable thermostats can save consumers about $180 per year in energy costs.

WATER HEATERS.  Tankless gas water heaters turn on when residents star using hot water and turn off when there’re done.  This can reduce water heating cots up to 35% annually.  Adding a timer to an existing water heater is also a good idea, as it can be programmed to turn off when the home owner is away.

LIGHTING.  Automatic dimmers will adjust lighting on the time of day, which is extremely beneficial for exterior lighting.

BLINDS AND DRAPES.  Automated blinds are an eco-savvy development in window treatments.  Program shades to close during the hottest part of the day in summer and let sun in during winter.

Top Allergy Fighting Ideas from Mayo Clinic

AIR FILTRATION.  Choose an air filter that has small-particle or HEPA filter.  Clean or replace the filters in the central heating and cooling systems and air conditioning units.  Keep the humidity low and temperature around 70 degrees to help fight mold and dust mites.

FLOORING.  Remove carpeting and use hardwood, ceramic or linoleum flooring.  Wash area rugs and shampoo carpets.

PLANTS.  Spread aquarium gravel over the dirt in potted plants to help contain mold.

FOOD WASTE.  Place garbage in can with an insect proof lid and empty trash daily.

KITCHEN & BATH.  Scrub with bleach to clean mold form the fixtures, tub and shower.  Clean or replace moldy shower curtains and bath mats.

Lake Michigan Water Level Dropping

by Connie Erickson

LAKE MICHIGAN WATER LEVEL DECLINED 7 INCHES IN SEPTEMBER!  The Door County Advocate had in an interesting article on the declining Lake Michigan water level.  According to the October 13, 2012 article, Lake Michigan water levels are at the record low level set in 1964.  The article said the lake level has fallen 70 inches since 1986.  You may recall, in 1986 we saw record high levels.  The lake level fell 7 inches in the last month alone and the U.S. Army Corps of Engineers expect it to drop another three inches by mid-November.

The article sited the following as reasons for the declining lake levels:
(1) The summer’s hot, dry weather and the mild winters of late as major reasons.
(2) The dredging of the St. Clair river channel.
(3) The billions of gallons of water a day taken from the lake by municipalities.
(4) The deep wells in the Chicago area.
(5) There are also more than 20 companies licensed to bottle water in Wisconsin…nearly half located within the Great Lakes watershed.
